About the Role
Penkert Properties Ltd. is looking for a driven and experienced Regional Property Manager to lead our multifamily real estate portfolio across the River Falls, St. Cloud, Sioux Falls areas, and expanding markets. Responsibilities

Property Operations & Maintenance Leadership: Oversee day-to-day operations across multiple multifamily properties, with a heavy emphasis on proactive preventive maintenance, HVAC/building systems oversight, capital improvement projects, and vendor contract negotiations.

Leasing & Revenue Strategy: Drive full-cycle leasing performance across the region. Develop targeted marketing strategies, audit leasing funnels, analyze market dynamics, and train site staff on sales closing techniques to maintain optimal occupancy and rental rate growth.

Team Management & Development: Recruit, train, mentor, and manage on-site teams, including leasing consultants, maintenance supervisors, and technicians. Conduct technical skill assessments and leasing performance evaluations.

Financial & KPI Management: Develop and manage annual property budgets, review monthly P&L statements, and closely monitor NOI, occupancy rates, turn times, rent collections, and renewal conversion rates.

Quality & Safety Assurance: Conduct frequent physical property inspections to ensure superior curb appeal, workplace safety, life-safety compliance, and maintenance standards.

Resident Relations & Compliance: Build positive resident relationships, address escalated technical or leasing concerns, and ensure full compliance with local, state, and federal regulations, including Fair Housing laws.
Requirements

3–5+ years of progressive property management experience, including at least 2 years in a regional or multi-site supervisory capacity.

Deep Maintenance & Facilities Expertise: Strong background managing turn processes, vendor bidding, capital expenditure (CapEx) projects, and baseline knowledge of MEP (mechanical, electrical, plumbing) and HVAC systems.

Proven Leasing & Sales Record: Demonstrated success leading high-volume leasing campaigns, evaluating market comps, optimizing leasing pipelines, and driving conversion rates.

Financial Acumen: Strong background in P&L oversight, budgeting, forecasting, and revenue optimization.

Software Proficiency: Hands-on experience with property management platforms (e.g., Yardi, AppFolio, RealPage, or Rent Manager).

Licensing & Mobility: Valid driver’s license and reliable transportation for frequent travel across the regional portfolio.

Certifications (Preferred): Active Real Estate License or professional designations such as CPM, CAM, CAPS, or HVAC/maintenance certifications.
